JOB SUMMARY

•Manage the implementation of mechanical systems and procedures to promote the protection and preservation of QD’s assets

•Oversee and resolve any maintenance related issues efficiently

•Ensure that administrative procedures are in place and applied properly in a safe and secure environment

ROLES & RESPONSIBILITY

Monitorand develop mechanical assets and systems

•Prepares the schedule of routine maintenance and checks to be undertaken

•Prepare specifications and tender documentation for emergency maintenance requirements and repairs

•Engage contractors to perform tasks related to operations maintenance and repair that is corresponding to the scope of their contract and the purpose of their engagement

•Provide expertise to maintenance team when required and oversee maintenance and repairs when needed

•Keep abreast of all changes in local city ordinances, state laws, and codes relating real estate, building construction and maintenance

•Instruct service providers with regards to the discharge of their duties

•Make recommendations for the purchasing and maintenance of machinery, large equipment and offer capital improvement suggestions

Oversee the resolution of problems with systems

•Assess current maintenance needs and requirements

•Analyze the potential problems that may arise with the current mechanical products and systems •Provide feedback on the overall status of problems and conditions of the QD complex

•Provide expert knowledge, when required, to facilitate the swift resolution of issues reported

Oversee finances

•Prepares a budget for area and monitors and controls fixed and variable expenditures, within defined limits

•Prepare the annual budget pro forma

Other

•Provide expert knowledge of the overall status, problems, and conditions of the QD complex at all times

•Keep the management informed and updated on new laws, requirements, and responsibilities •Provides technical instructions to the team and undertake on-the-job training, where needed •Make improvements as required, with the approval of the management

Business Capabilities

•8 -12+ years experience in maintenance of facilities within the Property / Real Estate industry or Construction environment, with at least 3 years in a senior role

•Strong organization, team building, and delegation skills

•Strong negotiation skills

•Good conflict resolution skills

•Excellent problem-solving skills

Education

•Bachelordegree in Engineering, Estate Management or Construction related fields

•Masters/MBA preferred

Others

•Bilingual (Arabic) preferred
